Guests who smoke inside will be charged up to a $2,000 penalty fee for deep cleaning and fabric deodorizing the home. • Parties, events, or weddings are not allowed. • Children and infants (under 2 years old) are allowed and welcome. • To respect our neighbors, we observe quiet hours between 10:00 p.m. and 6:00 a.m. each day. Please keep noise to a minimum during these times, both inside and outside the home. • We provide high quality white linens in all of our properties. If linen items are stained or damaged, guests will be charged a depreciated replacement value. • Please treat the property and all furnishings with respect, just as you would your own home. Here's what is: - **Roan Mountain State Park** sits a few minutes down the road — hiking, waterfalls, a summer swimming hole, and miles of trails through some of the prettiest woods in the state. - **Carvers Gap and the Roan Highlands** are about 20 minutes up the mountain. That's a section of the Appalachian Trail people drive across the country to hike. The June rhododendron blooms are the kind of thing you put on a Christmas card. - **Elizabethton** (~20 min) — groceries, a covered bridge, and some of the oldest history in Tennessee. - **Johnson City** (~45 min) — closest full-size town for restaurants, breweries, ETSU. - **Watauga Lake** (~25 min) for paddling or swimming somewhere bigger. - **Boone and Banner Elk, NC** are about an hour — ski resorts in winter, breweries and shops year-round. Heads-up on the drive: cell service drops off as you head up the mountain, so download what you need before you turn off the main road. Nearest regional services and larger stores are in Johnson City (about 25–30 miles) and Elizabethton.
